Development in Greenville is Growing Faster than Expected

06 Oct 2015

The growth and development of downtown Greenville brings positive news for its growing tax base and for the commercial and recreational interest in the downtown area. The healthier economy is a driving force in the recent growth as is the general interest having a presence in the award-winning vibrant downtown area.

Greenville’s Population Has Exceeded Expectations

As the state’s most populated county, Greenville County’s population has exceeded projections 2 years earlier than state researchers had expected. Greenville County reached the projected 2015 population number in 2013.  According to John Lummus, the president and CEO of Upstate Alliance, this boost in population is no surprise when you take a look at the recent growth and volume of manufacturing jobs in Greenville.

The Fast Growing Development Is Not Expected To Slow

The pace of the development that the Greenville area has seen, especially in the west side, has been moving even faster than local leaders were expecting. The boom in development isn’t showing signs of slowing anytime soon, and the prediction by city leaders is that the pace will only pick up. Just as more and more new luxury apartments are being seen being built in the historic district, there are just as many new apartment buildings that are currently in the planning phase.

The Development And Population Growth Causes Concerns

While the development and growth that downtown Greenville is experiencing does reflect upon the economy and the interest in maintaining and growing the vibrant center city atmosphere, the development growth has been causing big concerns that can’t be ignored. The growth in population as well as in new housing will affect area transportation, and the existing residents express fear of being forced out of their neighborhoods by the development and resulting increase in rents. Public meetings have been held to address the issues and city leaders are currently working on solutions. Because the development in Greenville has been experiencing such unexpected and quick growth, some city leaders have stated that the most professional way to face the issues is to hire a top-notch consultant to help determine the proper way to handle these serious concerns.
