investment decisions.\u00a0 We thought it would be a good idea to outline these tips in a blog on our commercial real estate website.<\/p>\n<ul>\n<li><b>The Bull Market Can\u2019t Last Forever \u2013 <\/b>While we\u2019ve been in a strong market for the past 5-6 years, there\u2019s no doubt that this significant upswing in the Greenville commercial real estate market can\u2019t last forever.\u00a0 Because supply is significantly low and interest rates are down, the market is likely to continue to do well, but companies should be aware if these factors change.<\/li>\n<li><b style=\"text-indent: -0.25in;\">The Rise in Interest Rates \u2013<\/b><span style=\"text-indent: -0.25in;\"> As mentioned above much of the growth of the market has been due to historically low interest rates.\u00a0 As the Fed gradually raises rates it will no doubt have an affect on the commercial real estate market.\u00a0 However, due to the fact that central banks own huge amounts of government debt and pension funds and insurance companies are being forced to own more bonds, a rise in rates will not have the effect that some may imagine.\u00a0 While there is definitely a connection between rising interest rates and lowering cap rates, supply and demand are actually much more important.\u00a0<\/span><\/li>\n<\/ul>\n<ul>\n<li><b style=\"text-indent: -0.25in;\">Brick and Mortar vs.<\/b> <b style=\"text-indent: -0.25in;\">Ecommerce \u2013 <\/b><span style=\"text-indent: -0.25in;\">There is no doubt that online businesses have changed the traditional retail landscape.\u00a0 Online retail is growing at incredible rates and people are finding it easier to purchase many things online, especially when they can be delivered in only a few days.\u00a0 The traditional megamall is likely a thing of the past and even traditional retail centers will likely have to change their business models to survive in today\u2019s fast paced marketplace.\u00a0 A model offering a combination of retail and online offerings is likely to be a winner in the years ahead.\u00a0 Traditional retail will still exist even in today\u2019s economy, but store owners just have to work much harder to market their
